The Opportunity

This is not a lead-scarcity sales job. Mountains West Ranches has a database of more than 20,000 prospects who have previously expressed interest in owning land, including a significant number of Spanish-speaking buyers. Many of these prospects have not received consistent follow-up and represent a substantial opportunity for the right salesperson.

You will own a defined book of prospects and be responsible for building relationships, reviving opportunities, setting property tours, and closing deals. You’ll also work new inbound leads generated by our marketing and sales development efforts. We provide the leads, marketing support, tools, training, and a 35-year brand—you bring the drive to build your pipeline and close business.

What You'll Do

  • Own and actively work a defined book of 2,000+ Spanish-speaking prospects, along with new inbound opportunities
  • Call, text, email, and use WhatsApp daily to build relationships, follow up consistently, and convert prospects into buyers
  • Qualify buyers by discussing property needs, pricing, down payments, monthly payments, and financing before scheduling tours
  • Set and conduct land tours in Duchesne County, with Saturdays being a primary tour and sales day
  • Guide buyers through the entire sales process—from initial conversation and property selection through owner financing and closing—in both Spanish and English
  • Maintain an organized sales pipeline and accurately document calls, conversations, tours, follow-ups, and outcomes in HubSpot
  • Develop referrals and long-term relationships with buyers, families, friends, and coworkers to continually grow your book of business
  • Meet and exceed sales, activity, and revenue goals in a high-volume, performance-driven environment

Who We're Looking For

  • Fully fluent in Spanish with strong English communication skills—you must be comfortable selling, negotiating, and building relationships in both languages
  • Strong understanding of and ability to build trust with Spanish-speaking customers and communities
  • 2+ years of successful commission-based sales experience preferred, such as automotive, solar, D2D, real estate, insurance, or similar industries
  • Self-motivated and comfortable generating business through consistent follow-up rather than relying solely on handed appointments
  • Strong customer service and relationship-building skills with the confidence to guide customers through major purchasing decisions
  • Disciplined, organized, and comfortable using CRM systems, technology, and sales tools
  • Comfortable driving rural roads, walking properties in varying weather conditions, and working Saturdays
  • Valid driver's license and clean driving record
  • Interest in land, rural living, outdoor recreation, or real estate is a plus

Real Estate Experience & Licensing

Land or real estate experience is not required. We will teach you the product, our financing model, and the land sales process.

A Utah Real Estate License is not required to start. If licensing is needed for your role, Mountains West Ranches will provide financial support for approved licensing coursework and exam preparation.

Compensation & Benefits

Months 1–3: Guaranteed base of $[4,500–$5,500] per month while you build your book and pipeline, plus commissions from day one. You are paid the greater of the guaranteed base or commissions earned

Month 4 onward: Draw + Ladder commission structure with escalating commission tiers that reward increased sales volume

Additional incentives and bonuses for sales performance and strong down payments

Expected first-year earnings: $[70,000–$110,000], with significant upside for top performers

Company vehicle provided for land tours

Company phone and CRM/sales tools provided

Paid time off

High-volume lead flow and an established prospect database

Monthly and quarterly sales incentives, contests, and prizes

Company-paid real estate licensing when applicable

How to Apply

Send your application to careers@mwranches.com with the subject line “Land Specialist — [Your Name]” and include:

Your resume — English or Spanish is welcome

A 60–90 second voice memo or video introducing yourself and telling us about the best deal you have ever closed. Please include approximately 30 seconds in Spanish and 30 seconds in English

Your best month in commission sales and a brief explanation of what you did to achieve it

Because this position is heavily focused on phone and in-person sales, applications without the voice memo or video will not be considered.

Our Hiring Process: Phone screen, including a conversation in Spanish → In-person interview at our Heber City office → Ride-along on a land tour → Offer

If you are a competitive, disciplined salesperson who knows how to build relationships, follow up consistently, and close, this is an opportunity to take ownership of a growing market with an established Utah land company behind you.
