Buying land with Mountains West Ranches is simple, transparent, and designed to give you peace of mind. Here's what to expect when you're ready to close on your property.
One team, from your first call to your final payment
Buying land usually means juggling a seller, a lender, and a separate closing company. With us, it all happens under one roof, so you always know who to call.
Your land
We sell our own parcels, and on many of them we build the road and building pad before you buy.
Your financing
Owner financing straight from us. No bank, and no credit check.
Your closing
We close every sale ourselves, in person at our Heber City or Fruitland office.
Your payments
Our in-house loan servicing team is here to help with your payments after closing.
Closing FAQs
How much is the closing fee?
A flat $375. It covers all document prep, recording, and processing, with no hidden costs.
When is my down payment due?
At closing. The amount is in your purchase agreement, and once we receive it we record your deed and transfer ownership.
How do I make my monthly payments?
Automatically from your bank account. At closing you'll fill out a one-time ACH form, and our team can help you complete it.
What do I need to bring to closing?
A valid photo ID: a REAL ID-compliant driver's license, a state-issued ID, or a valid passport. If you're not a U.S. citizen, a foreign passport is accepted.
How many documents do I have to sign?
Seven: the Warranty Deed, Trust Deed, Warranty Deed Disclosure, Trust Deed Note, Settlement Statement, Truth in Lending Agreement, and Tax Proration Form.
Can I close by mail?
Closings are usually done in person at our Heber City or Fruitland office, where our team can answer questions as you sign. For out-of-state buyers who can’t come in, we can arrange to mail the closing documents when needed.
