How Owner Financing Works

The good news is that buying with Mountains West Ranches is simpler than most people expect, especially if you have ever dealt with a traditional bank loan. Here is exactly how it works.

No bank. No credit check. No runaround.

When you buy land through MWR, we are the lender. That means no bank application, no credit check, no waiting on an underwriter, and no getting turned down because of your credit history. If you are ready to move forward, we work directly with you to make it happen.

This is what owner financing means: we carry the note, you make payments to us, and you own your land.

You can get started with as little as $1,000 down

The minimum down payment to get into most parcels is $1,000. For lots priced at $45,000 or less, you can get started with as little as $500 down.

The more you put down upfront, the lower your interest rate.

If you want a custom quote for a larger down payment or a shorter term, just ask your land specialist. We can work through different scenarios with you.

Choose a term that fits your budget

Most buyers choose between a 10-year and 15-year note. A shorter term means higher monthly payments but less interest paid over time. A longer term keeps your payments lower and gives you more flexibility month to month.

If you prefer a 5-year note on any parcel, your rate drops by 1% from the standard rate

Pay it off early and save

If you pay off your full balance within 90 days of purchase, you pay zero interest. None. That is the closest thing to a cash deal without having the full amount sitting in your account today.

If you are paying over time and want to pay ahead or pay it off early, you can do that too. Talk to your specialist about what that looks like for your specific parcel.

When your first payment is due

Your first payment is due 30 days from your purchase date, on either the 1st or the 15th of the month, whichever you choose. That gives you a full month to get settled before anything is due.

Your down payment needs to be received by closing or within 14 days of purchase.

Paying cash?

If you have the ability to pay in full, cash discounts may be available. Let your land specialist know and we can talk through what that looks like for the parcel you are interested in.

One promotion per property

If there is a current promotion running, it applies to one offer per property and cannot be combined with other promotions. Your land specialist will always be upfront about what is available and what applies to your situation.
